Buying in Virginia
Closing costs
Virginia’s recordation tax — and the refinance discount.
Virginia charges a state recordation tax when a deed of trust (Virginia’s version of a mortgage) is recorded. It’s a line item many buyers don’t expect.
- The state rate on a deed of trust is 25 cents per $100 of the loan amount for the first $10 million.
- Refinancing an existing loan that already paid Virginia recordation tax can qualify for a reduced state rate of 18 cents per $100 for the first $10 million, when the new deed of trust references the original recorded instrument.
- Localities can add their own recordation tax, and deeds have their own taxes too. Your settlement agent will itemize the exact amounts on your Loan Estimate and Closing Disclosure.
First-time buyers
Virginia Housing loans and down payment grants.
Virginia Housing (formerly VHDA) is the state’s housing finance agency. Its programs are available only through Virginia Housing-approved lenders and have income, price and loan limits.
- The down payment assistance grant is a true grant — it doesn’t have to be repaid — and can be combined with some other assistance programs.
- It’s generally for first-time buyers, or repeat buyers purchasing in a designated Area of Economic Opportunity, using an eligible Virginia Housing FHA or conventional loan.
- Alexandro can tell you whether a Virginia Housing program is an option he can offer for your situation — and if it isn’t, he’ll say so plainly.
Military & veterans
Buying near a base, or using your VA benefit.
Virginia is home to a large military community, especially in Hampton Roads and Northern Virginia. Many buyers here are weighing a VA loan against other options — or planning around a future PCS move.
- VA loans are available to eligible veterans, servicemembers and some surviving spouses. Eligibility and entitlement depend on service history.
- If you expect to move, think about the home as a future rental now: how the rent would compare to the payment, and whether you’d keep it or sell.
- Already own a home you’re turning into a rental? A DSCR or conventional investment loan on the next purchase may be worth comparing.

FAQ
Virginia mortgage questions
Straight answers in plain English. For anything specific to you, Alexandro can walk through it.
Is Alexandro licensed in Virginia?
Yes. Virginia is one of the states where Alexandro is licensed. You can confirm on NMLS Consumer Access using his NMLS number, listed on the licensing page.
What is a deed of trust?
In Virginia, the document that secures a home loan is usually a deed of trust rather than a mortgage. It works similarly for borrowers, and it’s what the recordation tax is calculated on.
Do I save recordation tax when I refinance?
Possibly. Virginia law sets a lower state rate for refinancing a loan that already paid recordation tax, if the new deed of trust references the original. Local tax and other fees still apply.
Can I get a DSCR loan on a Virginia rental?
Yes, DSCR programs are offered by some lenders for Virginia investment properties. Requirements for the ratio, down payment, reserves and credit vary by lender.

How Much Equity Can I Borrow With a HELOC?
A HELOC is usually capped at a percentage of your home’s value, minus what you still owe — and then adjusted for your credit, income and the property itself. Here’s how that math works and where it stops.

HELOC vs. Cash-Out Refinance: Which Makes More Sense?
Both let you turn home equity into cash, but they work very differently. The biggest question is usually what happens to the first mortgage you already have.

How to Qualify for a Mortgage When You’re Self-Employed
